MORTGAGE STUFF (C-Loans Client Letter)

You are receiving this letter because you are a commercial mortgage broker client of either Blackburne & Sons or C-Loans, Inc. Removal instructions are below. Today we'll talk about the return of Wall Street to the subprime commercial lending market. And as always, we have lots of great jokes, funny pics, and an amazing video of a diminutive NYC meter maid lifting the front end of a taxi.

Joke Du Jour

After Quasimodo's death, the bishop of the Cathedral of Notre Dame sent word through the streets of Paris that a new bell ringer was needed. The bishop decided that he would conduct the interviews personally and went up into the belfry to begin the screening process. After observing several applicants demonstrate their skill, he had decided to call it a day. Just then, an armless man approached him and announced that he was there to apply for the bell ringer's job. The bishop was incredulous. "You have no arms!" "No matter," said the man. "Observe!"

The armless man began striking the bells with his face, producing a beautiful melody on the carillon. The bishop listened in astonishment, convinced he had finally found a replacement for Quasimodo. But suddenly, rushing forward to strike a bell, the armless man tripped and plunged headlong out of the belfry window to his death in the street below. The stunned bishop rushed to his side.

When he reached the street, a crowd had gathered around the fallen figure, drawn by the beautiful music they had heard only moments before. As they silently parted to let the bishop through, one of them asked, "Bishop, who was this man?" "I don't know his name," the bishop sadly replied, "but his face rings a bell..."

Barbeque Joke

As the coals from our barbecue burned down, our hosts passed out marshmallows and long roasting forks. Just then two fire trucks roared by, sirens blaring, lights flashing. They stopped at a house right down the block. All twelve of us raced out of the back yard, down the street, where we found the owners of the blazing house standing by helplessly. They glared at us with looks of disgust. Suddenly, we realized why... we were all still holding our roasting forks with marshmallows on them.

Did you hear about the chameleon that couldn't change colors?
Yeah, he was suffering from reptile dysfunction.

Wall Street is Hungry For Subprime Commercial Loans Again

This week I wrote two blog articles about the return of Wall Street to the subprime commercial loan business. I made the important point that while commercial real estate fell by 45% during the Great Recession, values did NOT fall this far because a ton of subprime commercial loans went bad. Quite the contrary, most subprime commercial loans made it through the Great Recession.

Watching these subprime commercial loans perform surprisingly well during a severe slump has really fired up Wall Street's appetite for these loans.

Six new subprime commercial lenders - most of whom you have never heard of - have opened their doors in the past 18 months. Fortunately they have all joined C-Loans. You can submit the same mini-app to all six new lenders with one click using C-Loans

Do you need to place a commercial real estate loan of any size or type? You definitely should enter the deal into C-Loans.com. It's free! And remember, C-Loans has closed over 1,000 commercial real estate loans totaling over $1 billion.

Old Computer Joke

"You could use your old computer to shop for a new computer online. But that seems kind of cruel, doesn't it? Like asking your dying spouse if he or she has any cute friends." -- Scott Ostler

Preferred Equity "Loans"

Do you really understand preferred equity? This free whitepaper will help you to truly understand it. It's written in easy-to-understand layman's language.

You'll use preferred equity in three common scenarios. (1) You have an investor buying a non-owner-user commercial-investment property. The bank refuses to make a first mortgage larger than 60% LTV. The buyer only wants to put down 25%. We'll cover the gap. (2) Your client has a balloon payment coming due, but he can't qualify for a new first mortgage large enough to pay off the old first mortgage. We'll cover the gap. (3) Your client wants to buy out an impossible partner. We'll provide the capital to buy him out.

Spy Novel Joke

In a spy novel I had just read, the hero hid a letter in a particular statue in Washington, D.C. Since I was in that city at the time, on a whim I decided to see if the statue really contained the small niche the author had described. To my great surprise, it did -- and a cellophane-wrapped letter was inside. After a moment's hesitation, I pulled out the letter, opened it, and burst into laughter. An unidentified reader had penned, "Good book, wasn't it?”

Apostle Joke

I bet it was really tough being an apostle of Jesus. What if you wanted a day off? You ring up Jesus and say, "Jesus, I'm sick today. I'm running a little fever and feeling congested, so I won't be able to make it to today's sermon. What...? Say that again...? I'm cured?

Business Loans Not Secured By Real Estate

I'm talking here about unsecured business loans, equipment loans, leases, inventory loans, factoring, accounts receivable financing, asset-backed lines of credit, etc.

The reason you want to get into the business of brokering business loans is because such loans close in 10 to 14 days, NOT three months.

C-Loans.com is now offering business financing. Please click here if you are trying to pace a business loan not secured by real estate.

Pet Sweater Joke

In an upscale pet-supply store, a customer wanted to buy a red sweater for her dog. The clerk suggested that she bring her dog in for a proper fit. "Oh, no, I can't do that!" the lady said. "See, the sweater is going to be a surprise!"

We're Now Making Home Loans in California

Final Funny

A mangy looking guy who goes into a bar and orders a drink. The bartender says: "No way. I don't think you can pay for it. The guy says, "You're right. I don't have any money, but if I show you something you haven't seen before, will you give me a drink?" The bartender says, "Only if what you show me ain't risque." "Deal!" says the guy and reaches into his coat pocket and pulls out a hamster.

He puts the hamster on the bar, and it runs to the end of the bar, down the bar, across the room, up the piano, jumps on the keyboard and starts playing Gershwin songs. And the hamster is really good. The bartender says, "You're right. I've never seen anything like that before. That hamster is truly good on the piano." The guy downs the drink and asks the bartender for another. "Money or another miracle - otherwise no drink," says the bartender.

The guy reaches into his coat again and pulls out a frog. He puts the frog on the bar, and the frog starts to sing. He has a marvelous voice and great pitch. He is a fine singer. A stranger from the other end of the bar runs over to the guy and offers him $300 for the frog. The guy says, "It's a deal." He takes the three hundred and gives the stranger the frog. The stranger runs out of the bar. The bartender says to the guy, "Are you some kind of nut? You just sold a singing frog for a lousy $300? It must have been worth millions. You must be crazy." "Not so," says the guy. "The hamster is also a ventriloquist."
