Joke Du Jour

Catherine, a RN, was unhappy with her job, so she submitted her resignation. She was sure she'd have no trouble finding a new position because of the nursing shortage in her area. She e-mailed cover letters to dozens of potential employers and attached her resume to each one. Two weeks later, Catherine was dismayed and bewildered that she had not received even one request for an interview. Finally she received a message from a prospective employer that explained the reason she hadn't heard from anyone else. It read: "Your resume was not attached as stated. I do, however, want to thank you for the vegetable lasagna recipe.”

Getting Rich in Commercial Mortgage Brokerage

You can make a decent income as a commercial mortgage broker, just working out of your house, with a phone, a laptop, and a combination printer/copier/fax/scanner. The value you add to any commercial mortgage transaction is your ability to underwrite commercial loans and your relationship with your lenders, your clients, and your referral sources.

However, if you want to be wealthy in this business, you must become religious about increasing your email list of contacts every business day. When I add eight or more new contacts to my email list that day, I go to sleep with a feeling of great hope for the future.

You should be adding bankers, commercial real estate brokers, residential mortgage brokers, CPA's and attorneys who know you, residential real estate agents, and wealthy real estate investors who own several commercial properties.

Then send them something fun every ten days. I told my oldest son, George IV, this week, "If you can release your inner zanniness, you will make a fortune in this business."

Guys and ladies, be like that crazy Siberian Husky photobombing the picture above. If you have fun with your contacts, they will read your enjoyable newsletters and bring you deals.

Veterinarian Joke

Preferred Equity

Commercial banks today have cut their loan-to-value ratios back to around 58% to 63% loan-to-value.

In many cases, the mortgage banker who wins the deal is the guy who can get his borrower the most leverage, so you really should promote the heck out of our new preferred equity program.
