Do You Need More Commercial Lenders To Look At
Your C-Loans Commercial Loan Application?

Let's face it. It's harder to get a commercial real estate loan today than at any time in the past 30 years. In 2006 and early 2007 there were more than 4,000 banks in the market to make commercial mortgage loans. Today there are probably fewer than 400 banks in the whole country actively closing commercial loans.

If you have a balloon payment coming due on your commercial property, and your current bank won't extend it, God help you.

A few commercial mortgage loans are still closing. If you keep a pile of cash in your local bank, you can probably twist your banker's arm to make you a commercial mortgage loan. Whatever rate he offers you will probably be better than you can get elsewhere. I have often said, "There are two lenders who can seldom be beat - your own mother and your own bank."

But let's suppose that you have already applied to your local bank, and they passed on the deal. Is it still possible to get a commercial loan today?

The answer is yes, but you may have to submit your deal to 50 to 100 commercial lenders before finally finding a home for your deal. Fifty to one-hundred lenders?! Yup. That's the new reality. I even blogged on the subject recently.

"But George, the Suggested Lender List for my deal had only 15 lenders, and none of them were interested in my deal. I'm out of lenders."

Okay, here's the deal. For $100 C-Loans, Inc. will assign a special researcher to identify four to eight additional lenders for your particular commercial mortgage deal.

"Okay, George, that sounds reasonable, but do you guarantee that I'll get a loan?"

Absolutely not. This is a tough, tough market. But I do guarantee you the following: I guarantee that you will be satisfied with our efforts to find you a lender. If you feel that you've been cheated out of your $100, we will cheerfully refund your money. But don't cheat us. Honesty goes both direction. We're going to give you four to eight at-bats with some legitimate commercial lenders. Whether your financial statements, your cash flow, and your property are pretty enough to attract a commercial loan is beyond our control.

There are some conditions. First of all, you must have good (bankable) credit. This means a credit score of at least 700. We could never do all of this research for you for only $100 and make a profit. Then why do we do it? We call four to eight banks every day anyway to invite them to join C-Loans.com. Therefore we might as well call four to eight banks suitable for your particular commercial loan. But we're currently only looking for new banks to join C-Loans, not new hard money lenders.

The second condition is that we will not help you try to finance land or any commercial construction deals. Virtually no one is financing land or making commercial construction loans these days.

The last condition is that you clearly understand that we are not your mortgage broker. We're licensed to broker commercial loans. We know how to broker commercial loans. (I am one of the better known teachers of commercial mortgage finance in the country.) But neither C-Loans, Inc. nor I, George Blackburne, am agreeing to take on your deal as a mortgage broker for just $100. No thank you. All we're doing here is helping you find a few more lenders to whom you can, on your own, submit your commercial loan application.

"Okay, George, I get it. It's a tough loan commercial loan market out there today. I've submitted my loan to all of the commercial lenders on the Suggested Lender List on C-Loans.com, and they all passed. I need more possible lenders. I'm going to give you $100 and in return you guys at C-Loans are going to find me four to eight more possible lenders for my particular deal. I'm a big boy (or girl). I understand that that you are NOT guaranteeing that I will successfully obtain a commercial loan, but you DO guarantee me that you will work hard to find me four to eight more potential lenders. If I'm not satisfied, you'll refund my money.

"Gee, that sounds fair. I want to do this. What do I do next?"
